How Often Should I Reseal My Driveway?
You should reseal your driveway every three to five years, depending on the climate you're in. In a cold, wet climate you may need to reseal more often, whereas in warmer climates like California your asphalt sealcoating will last longer.
What's the Best Time of Year to Do It?
In order to get the best quality sealcoating, it's important to reseal when it won't rain. Choose a warmer time of year, ideally between May and October, and double-check the forecast to ensure your new sealcoating will have at least 12 hours of dry weather to settle.
Would I Ever Need to Reseal it Out of Schedule?
A quality sealcoating will last for many years. However, if you notice any cracking in your asphalt it's important to have it addressed. Are There Any Exceptions?
It's important to note that brand new asphalt shouldn't be sealcoated for at least six months, but ideally a year. The material in your new driveway will need at least that long to cure.
This wait time is important because of the oil in asphalt binders. When asphalt is fresh, the oils within the binder need to be cured before sealer can be applied. If sealed too early, the oils will mix with the sealer, causing flaking and cracking.
